References from the landlords who rented to them

The applicant lists where they've lived and who their landlord was. Each landlord gets a secure link to rate the tenant, and the report prints the address history beside the references that come back.

What you see in the report

Page five of every report, in two parts. Point at a note to find it in the drawing.
  1. 01 Current Address

Where the applicant lives now, as they entered it: residential status and the full address. Rent here means there is a landlord who can speak to the tenancy.

  2. 02 Length of stay

When the tenancy started and whether it is still running. Read it beside the previous address to see the history in one line.

  3. 03 Monthly rent

What the applicant pays now. Set it beside the rent they are applying for to see how big a step the new lease is.

  4. 04 Reason for moving

The applicant's own words. A short, ordinary reason is what you expect; anything that hints at a dispute is worth a question.

  5. 05 Landlord reference

The landlord's name, number and email, on the tinted rows. These are the contact details the reference request went to.

  6. 06 Reference received

The landlord answered. The status at the top of the card tells you at a glance whether the ratings under it are filled in.

  7. 07 Four ratings

Would rent to them again, Pays rent on time, Cleanliness and Did not damage property, each out of five stars. Each one is the landlord's own answer, not the applicant's.

  8. 08 Additional details

Whatever else the landlord wrote. A specific note about rent day or move-out says more than a row of stars on its own.

  1. 09 Previous Address

The tenancy before this one, with the same fields. Two addresses with lengths of stay that meet show where the applicant has lived without a break.

  2. 10 Awaiting response

The request has gone out and the landlord hasn't answered yet. The stars stay empty and Additional details reads a dash until they do.

  3. 11 Landlord number

Printed with the landlord email on every address block, so you can follow up yourself. Compare them with the applicant's own phone and email on page one.

How it works

  1. The applicant lists addresses and landlords

Current and previous address, residential status, rent, length of stay and reason for moving, with each landlord's name, number and email.

  2. Each landlord gets a secure link

The reference request goes to the landlord with a secure link to the form. Alex can also call them to gather rental history, as on the Voice AI page.

What it catches

A reference letter says what the applicant asked for. A landlord answering a form says how the tenancy went.
  • A landlord who is really a friend

The landlord's number and email print on the address block. If they match the applicant's own phone or email on page one, the reference didn't come from a landlord.

  • Gaps in the address history

Each address carries its length of stay. When the previous tenancy ends long before the current one starts, the missing stretch is there to ask about.

  • References that never answer

A landlord who doesn't respond leaves the card on Awaiting response with empty stars. You see which reference is outstanding, not a blank you might miss.

  • Late rent at the last place

The landlord rates rent payments directly, out of five stars, beside the applicant's own account of the tenancy.

  • A unit left in poor shape

Cleanliness and damage are rated separately, so a tenant who paid on time but left repairs behind still shows.

  • A move that needs explaining

The applicant's reason for moving sits beside the landlord's answer to whether they would rent to them again. When the two don't fit, that's the conversation to have.

What the applicant experiences

One step of the application for the applicant, and one short form for each landlord.
  1. List where they've lived

The applicant enters their current address, residential status and rent, and names the landlord with a number and email. The previous address follows the same way.

  2. The landlord answers from a secure link

Each landlord receives the reference request, opens the secure link and rates the tenant on four lines, with a note. Submitting fills the card in the report.

FAQ

Questions about references

  1. The landlord the applicant names for each address. They get a secure link to a short form: four ratings, a note in their own words and their contact details. Their answers fill the reference card in the report.

  2. The card reads Awaiting response, with empty stars, until they do. Alex, our voice assistant, can also call previous landlords to gather rental history and references, so you aren't the one chasing them.

  3. Would rent to them again, Pays rent on time, Cleanliness and Did not damage property, each out of five stars. Under them, Additional details carries whatever else the landlord wrote.

  4. The current address and the previous one. Each block lists residential status, address, length of stay, monthly rent, reason for moving, and the landlord's name, number and email.

  5. Yes. The landlord's number and email print in each address block, so you can follow up on anything in the reference or check who you're speaking to.
