L1 Application

An L1 is the Landlord and Tenant Board application a landlord files to end a tenancy and evict a tenant for non-payment of rent, and to collect the rent owing up to the date the tenant moves out.1

Before You File

  • Give the tenant an N4 notice first, then wait until the day after its termination date.1,2
  • You can’t file if the tenant has already paid enough to void the N4.1
  • The tenant must still live in the unit. For a tenant who left, the form is the L10, filed within one year of moving out.1,2
  • To collect rent without evicting, the form is the L9; an L9 order cannot later be used to evict.1

What Happens After Filing

The application is discontinued if, before the eviction order issues, the tenant pays the arrears, the rent that has since come due and the landlord’s filing fee.2 An eviction order is also void if the tenant pays the amounts it sets out before it becomes enforceable.2 At the hearing, the tenant may raise other issues that could be the subject of a tenant application, if they meet the Act’s conditions.2

The fee table lists $201, or $186 through the Tribunals Ontario Portal.3 Filing does not end the tenancy; only an LTB order does.
